Terms of Service

Please read these terms carefully before using Hommie. By creating an account or using the service, you agree to be bound by them.

Important — Not financial advice

Hommie is an information and educational tool only. Nothing on Hommie constitutes regulated financial advice, mortgage advice, or a credit assessment under the Financial Services and Markets Act 2000 (FSMA). We are not authorised or regulated by the Financial Conduct Authority (FCA) to provide regulated mortgage advice. Your mortgage readiness score is an indicative estimate — it does not guarantee that any lender will offer you a mortgage, and it should not be relied upon as the sole basis for any financial decision. Always seek advice from an FCA-authorised mortgage broker or independent financial adviser before making any mortgage application.

1. Who we are

These Terms of Service ("Terms") govern your access to and use of the website at usehommie.com and all associated services (collectively, the "Service") provided by Hommie ("Hommie", "we", "us", "our").

By registering for an account, accessing, or using the Service, you confirm that you have read, understood, and agree to be bound by these Terms and our Privacy Policy, which is incorporated into these Terms by reference.

If you do not agree with any part of these Terms, you must not use the Service.

2. Eligibility

To use Hommie, you must:

  • Be at least 18 years of age
  • Be a resident of the United Kingdom
  • Have the legal capacity to enter into a binding agreement
  • Not be barred from using the Service under applicable law

By using the Service, you represent and warrant that you meet all of the above eligibility requirements. We reserve the right to suspend or terminate accounts that we reasonably believe are held by persons who do not meet these requirements.

3. The Service — what Hommie does and does not do

3.1 What Hommie does

Hommie provides:

  • An interactive questionnaire to capture your financial profile
  • A mortgage readiness score (0–100) calculated by our algorithm based on your answers and, optionally, your Open Banking data
  • A breakdown of six readiness pillars: deposit and LTV, employment and income, credit profile, committed outgoings, financial behaviour, and identity and admin
  • Personalised, plain-English guidance on how to improve your score
  • Optional Open Banking integration (via TrueLayer) to enrich your score with real transaction data
  • A document checklist to help you prepare for a mortgage application

3.2 What Hommie does not do

  • Hommie does not provide regulated financial advice. We are not a mortgage broker, independent financial adviser, or credit reference agency.
  • Hommie does not access your credit file. We do not perform a credit check. Our credit pillar score is based on self-reported information and, if connected, open banking data — not bureau data from Experian, Equifax, or TransUnion.
  • Hommie does not share your data with lenders. We do not submit, share, or sell your information to any mortgage lender, broker, or financial institution.
  • Hommie does not guarantee mortgage approval. Your readiness score is an estimate only. Lenders make their own independent credit decisions using their own criteria.
  • Hommie is not a comparison service. We do not compare mortgage products or recommend specific lenders or rates.

4. Your account

You may register using your email address and a password, or via Google Sign-In. You are responsible for:

  • Keeping your account credentials secure and confidential
  • All activity that occurs under your account, whether authorised by you or not
  • Notifying us immediately at hello@usehommie.com if you suspect unauthorised access
  • Ensuring that the information you provide is accurate, current, and complete

You may only hold one account. Creating multiple accounts to circumvent any restriction we impose is a breach of these Terms.

We reserve the right to suspend or terminate your account, without notice, if we reasonably believe you have breached these Terms, provided false information, or used the Service in a manner that may harm Hommie or other users.

Financial vulnerability: If you are in financial difficulty, experiencing problem debt, or otherwise in a vulnerable situation, we encourage you to seek free, impartial guidance from services such as MoneyHelper (moneyhelper.org.uk), Citizens Advice, or StepChange Debt Charity before making decisions based on your Hommie score. Hommie is an educational tool only.

5. Open Banking connection

If you choose to connect your bank account, you expressly consent to Hommie and our Open Banking provider, TrueLayer Ltd (FCA authorised, FRN 763008), accessing your account information and transaction history on your behalf, solely for the purpose of calculating your mortgage readiness score.

By connecting your bank, you acknowledge that:

  • You are providing explicit consent under the UK Open Banking framework and UK GDPR
  • TrueLayer's own Privacy Policy and terms apply to their data processing
  • Your bank may display Hommie (via TrueLayer) in your connected applications
  • The connection expires after 90 days; you will need to reconnect to keep your score current
  • You can revoke this consent at any time through your Hommie account settings or directly through your bank's app

Revoking consent immediately terminates our access to future transactions. Existing bank connection data held by Hommie will be deleted upon disconnection.

6. Acceptable use

You agree not to use the Service to:

  • Provide false, misleading, or fraudulent information (including inflating income or deposit figures)
  • Attempt to reverse-engineer, scrape, or extract data from the platform
  • Circumvent, disable, or interfere with security features
  • Use automated tools, bots, or scripts to access the Service
  • Use the Service for any unlawful purpose or in violation of any applicable regulation
  • Attempt to access another user's account or data
  • Reproduce, distribute, or commercially exploit any content from the Service without our written permission

Any breach of this section may result in immediate account termination and, where appropriate, referral to law enforcement or regulatory authorities.

7. Score accuracy and limitations

Your mortgage readiness score is calculated algorithmically from the information you provide and, optionally, from Open Banking data. You acknowledge that:

  • The score is an estimate, not a guarantee, prediction, or formal creditworthiness assessment
  • The accuracy of your score depends on the accuracy of the information you provide — we cannot verify self-reported data
  • The score does not reflect your actual credit file, which is held by credit reference agencies and accessed by lenders
  • Mortgage lending criteria change frequently; a high readiness score does not guarantee approval
  • We maintain an immutable history of your score and any changes to your profile to ensure integrity and support any advisor review

If you believe your score contains a material inaccuracy, contact us at hello@usehommie.com and we will review it within 30 days. You also have the right under UK GDPR Article 22 to request a human review of any automated score calculation.

8. Intellectual property

All content, design, trademarks, algorithms, and software comprising the Service are owned by or licensed to Hommie and are protected by copyright, trademark, and other intellectual property laws. You may not copy, modify, distribute, or create derivative works from any part of the Service without our prior written consent.

Your personal data remains yours. By using the Service, you grant us a limited, non-exclusive licence to process your data solely as described in our Privacy Policy and these Terms.

9. Third-party links and services

The Service may contain links to third-party websites, tools, or services (including TrueLayer, MoneyHelper, Citizens Advice, and others). These links are provided for your convenience only.

  • We have no control over the content, privacy practices, or availability of third-party sites
  • A link does not constitute an endorsement or recommendation of any third-party product, service, or organisation
  • You access third-party sites at your own risk and subject to their own terms and privacy policies
  • We are not responsible for any loss or damage arising from your use of third-party services

10. Disclaimers

The Service is provided "as is" and "as available" without warranties of any kind, express or implied, including but not limited to warranties of merchantability, fitness for a particular purpose, or non-infringement.

We do not warrant that:

  • The Service will be uninterrupted, error-free, or free from viruses
  • The results obtained from using the Service (including your score) will be accurate or reliable
  • Any defects in the Service will be corrected

Nothing in these Terms affects your statutory rights as a consumer under UK law.

11. Limitation of liability

To the fullest extent permitted by law, Hommie shall not be liable for any indirect, incidental, special, consequential, or punitive damages, including but not limited to: loss of profits, data, goodwill, or savings; costs of obtaining substitute services; or any mortgage application being declined — even if we have been advised of the possibility of such damages.

Our total aggregate liability to you in connection with the Service shall not exceed the greater of: (a) the amount you paid us in the 12 months prior to the event giving rise to the claim, or (b) £100.

Nothing in these Terms limits or excludes liability for death or personal injury caused by our negligence, fraud or fraudulent misrepresentation, or any other liability that cannot be excluded or limited by UK law.

12. Account deletion and data erasure

You may delete your account at any time from your account settings. Upon deletion:

  • Your personal data is permanently deleted from our live systems
  • Your Open Banking consent (if connected) is immediately revoked
  • Your score, profile, and bank connection data are deleted
  • We will request deletion from sub-processor systems within 30 days
  • A minimal deletion record (user ID, request date, status) is retained for up to 7 years for GDPR compliance purposes

13. Changes to the Service and these Terms

We reserve the right to modify, suspend, or discontinue the Service (or any part of it) at any time. Where changes materially affect your use of the Service, we will provide at least 14 days' notice by email.

We may update these Terms from time to time. Material changes will be communicated by email at least 14 days before taking effect. Minor changes (such as clarifications or corrections) will be indicated by updating the "Last updated" date. For changes that are material and require fresh consent under UK GDPR (for example, a new way of processing your data that we cannot rely on a prior lawful basis for), we will request your explicit re-consent before the change applies to you.

Your continued use of the Service after the effective date of a notified change constitutes your acceptance of the updated Terms for changes that do not require re-consent. If you do not accept updated Terms, you must stop using the Service and may delete your account.

14. Governing law and disputes

These Terms are governed by and construed in accordance with the laws of England and Wales. Any dispute arising from or in connection with these Terms shall be subject to the exclusive jurisdiction of the courts of England and Wales, except where mandatory consumer protection laws in your jurisdiction provide otherwise.

Before initiating any legal proceedings, we encourage you to contact us at legal@usehommie.com so we can attempt to resolve the matter informally within 30 days.

15. General provisions

  • Entire agreement: These Terms and the Privacy Policy constitute the entire agreement between you and Hommie with respect to the Service and supersede all prior agreements.
  • Severability: If any provision of these Terms is found to be unenforceable or invalid, that provision shall be modified to the minimum extent necessary, and the remaining provisions shall continue in full force.
  • Waiver: Failure by Hommie to enforce any provision of these Terms shall not constitute a waiver of that or any other provision.
  • Assignment: You may not assign your rights or obligations under these Terms without our prior written consent. We may assign our rights to a successor entity in the event of a merger, acquisition, or sale of assets.
  • Third-party rights: Nothing in these Terms confers any benefit on, or is enforceable by, any third party under the Contracts (Rights of Third Parties) Act 1999.
